If you are flipping houses as opposed to holding rentals you can save a little money on FICA tax (AKA self employment or Social security) bu setting choosing to tax your LLC as a subchapter S Corporation. 

@Gia S. it sounds like you have some tough decisions ahead of you.

Don't believe they're free( might have free trials) bu they do get owner information so that might be your best shot.

I would stick to the suburbs where the prices are still low bu the areas are more stable!

If it looks like the roof is fine now, bu will need replacing within the next 5 years...replace it now. 

I at least want to research these addresses bu I don's know where to start.

There will be motivated sellers that have to sell due to timing constraints bu they are usually more under capitalized with just okay assets.
