On these we are targeting g loans even we wouldn’t normally consider; EXCEPT for the fact that we are receiving so much collateral that we end up at 35% LTV or less.  

As we speak we are helping another BiggerPockets investor with their first Section 8 in Detroit.

Based on comps in that area we are thinking we can get around 100 apartment units total.

We are looking to put as little down as possible to stretch our capital as much as possible.

We are looking to make this post to start getting in contact with likeminded people in the areas of Calgary or Edmonton.To provide a little background, we purchased a half duplex 3 years ago in our hometown (Northern Ontario) at the age of 21.

We  dont know if we are closing on the 1st of the month or the 30th of the month so we don't know if we are collecting 1 day of interest or 30 days of interest. 

Just not sure if we are willing to do some out of state deals yet.
