TYIAWe meet the 1st Tuesday of every month at 4pm and 3rd Saturday of every month at 10am at Front Porch Coffee in Abilene (see calendar attached). 

Many duplexes are under $100k and LTR at $750, STR at $100-$125/night and midterm at $1500.  

For example: if your rent is set at $2,400 per month.

Establish a wide safety buffer so you aren't broke at 80.

not an expert at this.. but the few times i have rented STR I don't even look at reviewsI rent by price.. as its usually for a fishing trip and I just want a bed bathroom and close to the lake or river LOl could care less about a review. 

Valuation rich but equity poor. we looked at one portfolio recently that claimed to have $15M and $11M in loans but the issue was the $15M valuation was based on 90%+ occupancy and not one building was at 90% so they were at 100% LTV essentially. 

85% LTV is available with at least a 710 FICO and 1.1-1.2x DSCR (not every state though).

Data can be dangerous if you're not looking at the details. 

At this point I can't fathom spending close to $100k in repairs and potentially being right back where I started.

She knows he probably owns at least half the property too right?
