I wonder what regulations people have run into and if a city/county has ever shut someone down for dividing the two spaces and renting them separately. 

I just looked at your report and I am wondering if you put some numbers incorrectly into the calculator.  

I am doubtful that the seller has been approved for the variance for a 2-unit, and am wondering if I should move forward to submit an offer without it.The mortgage company should be able to finance the loan, but my question and where all the risk lies is on the exit. 

As an example, a house that requires $50K in structural work to be inhabitable might be so difficult for other buyers to purchase that a smart investor can pick up that property for much, much less than $50K below market value (and keep the spread as profit).Now, you might wonder why a homeowner (or another investor) wouldn't come in and pay closer to market value, spend $50K on structural repairs and then have some equity in the house.

This is very exciting but I can't help but wonder if we should continue to be patient while paying off debt before we get into real estate or figure out a way to jump in get a property to house hack or live in flip etc..
