We're turning our primary into a rental in the next year or two to take advantage of the sweet appreciation.

My broker recently pulled some idle equity off his line, and converted a detached garage into a sweet 1BA/1BA apartment.

 $1500-1600/mo is a great price range for this area where you hit a sweet spot of finding high quality tenants, but not so much money that they are likely to be a home buyer within a year or two and hopefully will keep renting long-term.
