The difference between real estate speculation and real estate investing is a big one and the two different philosophies are often misunderstood.

Please note:  We're not speculating on this.  

There's been a lot of speculation/wishful thinking/ delusional thinking on that, trying to compare it to Nevada...not the same, not an issue.

Rather than simply saying appreciation is speculation, I challenge you to show me any market in the US that has experienced appreciation anywhere close to that.

I would love to hear anybody feedback, negative or positive, but please please please don't comment if you have no experience or knowledge of this company and are just speculating about what it is.

My comments are purely speculations.

Also many that bought properties more recently on speculation could be in trouble as they bought on the expectation that rents would continue to rise even higher "But building owners who purchased their properties in recent years with the expectation that rents could only continue to rise may be in a bind.

If you want to get speculative what happens when amazon is the main employer and most others have left town, then say 5-10 yrs later the robots take over.Now, I haven't fact checked this, but if it's true short term gain could be there, but longer term maybe not?"

But you do have to look beyond the guaranteed interest rate and recognize that the best DSTs are not speculative but are appreciation dependent. 

I know that it's a hypothetical and we can only speculate, largely dependent on the whims of the FTB.
