@Nich J. there are probably 20-30 different insurance carriers who can provide you a solution, most of these companies are accessed through an independnat insurance broker.From your agents response, sounds like you are working with a personal lines agent.

Do you have a faulty water meter ask the utility folks.In west coast it is strictly monitored and enforced. $120-50 in the summer is typical for a family of 4-5.

I've spent a good bit of my free time educating myself - read some of the highly recommended books (RDPD, MREI, etc), monitored my local market closely using the MLS, drove around neighborhoods, attended open homes, read BP once a day, and finally caught up on all of the podcast episodes recently.
