The short version is this:  If you're willing to pay (considerably) more for the security of guaranteed rent, they are probably worth hiring.

Having a robust system in place to vet tenants for the right fit is key to long term success. 

Is that income seasonal or long-term stable?

The only hope of making any money here is either be on the tiny end that you can turn into a showcase for not that much money, or the high end 6-10 bedroom homes that can hold 2 families or 1 really big family.

I know none of this answers your question of 506(b) syndicators that I have had a good experience with, but I hope it does point out that these exemptions are typically not what is holding people back.The bigger question, and likely the one you are really getting at, how do you find the true operators, and not just the savvy marketer?  

I have some good deals on short term rentals in the northeast and am looking for financing, both for the mortgage and potentially as capital partner/LP. 

I Currently own 8 piece of real estate. 7 long term rentals. 1 str that is currently in the furnishing stages.  

Every state is going to be a little different in terms of forms and procedures, but expect any buyer who is represented by an Agent to include a request for you to pay some or all of their agent's commission with their offer just like they would have prior to the NAR settlement.
