Thats actually a pretty interesting scenerio, if a squatter entered a property would you have lost posession On Judicial Redemption and restarted the clock since you would have to eject the squatter or would a no trespassing sign allow you to arrest, or shoot, the squater vs ejecting them while still maintaining possession? 

Either the deed passes and your 1031 has to start at that moment, or a contract for deed is signed as he suggests and that too triggers the start of the 1031.

I want to have a contract signed before any work gets started so there is no miscommunication and the expectations are there.My question is:Does anyone have any standard contracts they like to use?

Without wanting to miss out I signed the agreement to purchase the house, put $1,000 down and put it under what will be my C-Corp name. 

The times I've won they've given me a couple days to sign and return docs along with the deposit/em.
