I do not take one thing they say as truth.

The realtor, the broker, the lawyer all knew it was a rental and didn't say a thing about mortgage fraud so i'm not worried about discussing it.

Remember, you can also borrow against your 401k if need be (say a really sweet deal comes along) and the benefit of that is you pay yourself back.

I have to say, as convenient as it is we still see an awful lot of volume with physical checks still.  

Speaking of room though, my folks did say a biker gang came through for a night and in the morning they looked out to see a very large guy on the front porch trying to wedge himself into black leather pants.

Right Kasey, what we say as agents/brokers isn't necessarily the legal agency relationship. it is confusing, think it's bad now, should have been around in the old days making that change. 

Is this similar to, say, a non recourse loan? 

What would a typical home inspection cost for a building this old with 4 units and would that be that much higher then say a single family home?

Seems I can't scroll up on this post, must have typed too much..... but @Brian Gibbons, that UCC analysis is interesting.....Look up  how the UCC came into being, the committee of origin, adoption by states, it's not overriding of other Acts or regulations and the source as well as the date should be posted to better understand its applicability.Contract for deeds were a specialty of mine, I have fixed so many of them I can't count them and I used them as well, I rarely say a good one and after explaining some pitfalls to attorneys drafting them, they simply said they would stop doing them!
