Anyone have any better options to access the equity in my home?

I use truepeoplesearch.com, if I can't find the contact number there I'll use Propwire's skip tracing option they have recently added. 

(You have other options, like bringing an inspector to your walkthrough and getting it done ahead of time.)

I have already ran all utilities from my original rehab budget but need about 30k more to finish.Now im 22 and really took the gamble putting most of my money into the original deal so savings isn't really an option.

Is there any conventional residential loan options anyone is aware of that would allow cash out refi with less than 12 mths seasoning?

Lots of options.  

I can't seem to find any free options that will work for someone without a primary address in the US.
