As long as you have a provider you trust and invest in quality properties with low turnover and good expense rates, this model is a winner.I've heard good things from very new investors who listened to Clayton Morris' podcast, but you may want to check out this thread: https://www.biggerpockets.com/forums/92/topics/320... regarding their actual business model.

Unfortunately during that time, I let fear keep me in the analysis paralysis mode.

Almost every agent in my company is part-time or an investor, so my broker's business model is set up based on that.

It also has cool voice features like whisper mode so you know what the call is about if you are answering calls on your cell phone.

Everyone knows about the hackers who will just send fake wiring instructions, but here it looks like the newest fraud model is actually just outright creating a fake title agency and targeting wholesalers , who frequently have no idea what they are doing (exhibit A here) and far less likely to see red flags like a fake title agent from a bogus company apparently offering to help find a buyer.

It seems you have a lot of options but each business model is different with its own risk.
