There is no evidence to support this drop outside of "It feels right", and many investors are securing assets with this being their only way to cash flow in the near future.

I see true value in maximizing what your employer matches for sure, but past that...I haven't seen any concrete evidence of why I should be doing it, And if I was going to do it, everyone agrees that I have to be involved in the research as much as I am involved in Real Estate and at this moment I may stay out of it.

If there are spiders all over she has not presented any evidence and she threatened to not pay rent before and she’s been there 3 months it’s been non stop the carpet wasn’t smooth but it’s brand new, the blinds were not long enough, the windows are old and missing screens.

If you eliminate the word flipper from your vocabulary and do things that demonstrate your intent to hold the property like - documentation to your professionals, long term financing, putting rentors in, not advertising for sale immediately, holding longer rather than shorter time frames...all of these are not conclusive evidence (neither was a 12 year hold period) but they help.Why not use an alternative model to fix N flip.

I opted to buy a used camera and did it myself, it will pay off in a few homes, the value here is I can walk away from a home before even paying for inspection if there are a lot of hidden issues, or negotiate the price down (with photographic evidence).As an example, my most recent purchase, 1968 brick home had some cooling issues and I suspected attic and insulation, and what happened was they added blow-in insulation and covered suffit vents up.
