I was at a CCIM luncheon recently and some of my lender buddies and I were discussing that many of their banks are getting out of multi-family because of rising costs to manage the properties...including taxes and insurance.

In some places we often think not to worry about them, but we find out later that there are minerals people want. 

What happens if the tenant takes an extra three days to move out?

Any help on how to figure out a local CAP rates for a specific area would be helpful.  

I'd recommend you start with reaching out to successful agents in the area and asking their opinion on where people like to invest.

well I am one.. and pretty sure we have had props in Euclid.first one we had gouged the heck out of us.. second one is small shop and she has done a decent job if you ask me.

When I finally got feedback from the appraiser, it turns out they walked the property and decided it's not a fourplex, rather the "highest and best use" is a duplex and two townhouses.
