My buddy has had a couple townhomes there for the past 10 years... and he has not made a more that a couple dimes with rents or appreciation.

I earn my money but that doesn't mean my client deserves to get nickled and dimed to save me a few hundred dollars.Judge your broker by the work they do for you, but if they start out by having you lock in a fee it's not the best trust builder.  

I expected this auto ins company to send my tenants to a hotel - all on their dime. 

Someone moving in, never paying a dime of rent and trashing the place.

Don't give them a dime until they have completely vacated and signed a contract giving up their rights to the apartment.

To put this in perspective, I think you have a less than 50% of ever seeing one dime from these people.

If it is damage that can be fixed with $300, I'd just plan to do it at move out on your dime.  

I regained enough common sense to argue the $10K away, but we never should have paid a dime.
