When I get an invoice from the Plumber, I update my Maintanence Case to include the Invoice, then pay my Plumber via electronic payment (normally Zelle) to his Account.The money is withdrawn immediately from the Building's Operations Account via Zelle and deposited immediately to the Plumber's Account.I don't write checks anymore.

The agent never showed me an agent exclusive right to sell listing but did produce an invoice from her firm which stated the commission amount, deposit and balance due from the seller for the property.

Give a pro rated invoice if you must, but when I do, I try to extract a couple of extra months to get the expiration to a month that is in my favor.

I have sometimes seen owners give the prop mgr 10% ownership to have a little skin in the game but they are usually contractors that do a little more than just invoice and collect rents.
