As much as it pains me to ruin our credit, something has got to give at this point and it is either this home that we don't even want or our current home in AZ.At this stage I would love to just walk away from the disaster that is that home, but I have seen that in MI the lender can come after you for the lost funds even in the case of a short sale.

But then again, unless their abode was 'overpriced' and they FSBO'd... it wouldn't likely go 'unsold' until the next staged, 'correction...' in a good area, by mid- higher level sellers, who value their credit, etc.And an aside: BP might ADD a 'reply' button at top right, or below... so users know who responded, to their comments.

So here I am, future rehabilitation center therapist, graduating from a graduate program in two years, looking to obtain a FHA 203k loan to move into my own investment property(duplex, triplex, or quadruplex) with only 3.5% down(the terms of this loan) and obtain rehabbing financing.

My point to all of this is to say and give examples of how you can make money investing in RE in any market, be it a low CAP or high CAP market if you understand how the various profit centers of REI work and are able to craft and execute a strategy that maximizes profits for those particular market conditions.
