Your COC ROI is directly in line with my numbers based on traditional financing but this option was never brought to my attention in my banking discussions today.

This brought up an interesting question.... how do I get a lot of information for a particular zip code that I am looking at, or even more importantly, a particular neighborhood that I want to evaluate the potential of. 

Another option would be to do a letter writing campaign or otherwise approach owners about seller financing , where the seller carries the mortgage loan, so they might overlook your lack of income if your parents are game to co-sign.

My approach would be, if the I can't get into any of the units, then I definitely would assume the worse and I would make my offer based this worse case scenario.

Also a broken pipe in the back caused a huge amount of water usage and both those things brought the bill up.
