Your capex and maintenance should be relatively low, so hopefully that account simply accrues for you...also, seems like self-managed and conservative vacancy numbers will keep you on the safe side of the line.

Like Jeff said, you might want to consider hiring a company or talk with a real estate attorney.Just out of curiosity, did you take any comparables with you (taxes of similar houses nearby)?
