My family lives in Spokane and this technique is what they have done to acquire duplex rentals. 

Some of these techniques are free or cheap, while others cost money, but it's a starting point.

I'll start with the less-technical methods first then get into the more-involved techniques.

A couple of my friends started buying homes and apartments just to live in, so I thought I'd do the same and make some money while I'm at it.I currently own a grand total of 0 properties, but am looking to start that house hack technique, buying a multi family home and living in one of the units.  

I need to increase my marketing and improve techniques.

I don't limit my business to one acquisition technique.

Pre-developed marketing techniques (some agents just dump the property in the MLS and that is it)5.

I have an ad in the newspaper geared for my buyers list, and have been nonstop brainstorming on marketing techniques to get motivated sellers once my buyers list is built up a little more.
