Not a good enough reason to buy IMO, but you would get some value out of it.

Liability only comes from negligence or intentional acts, if you're doing your best and honest that's probably good enough.

In general it should be good enough to get some insight from a GC but if it's something more specific/specialized you may need to get input from someone with experience in that area.Start connecting with GCs and other Tradespeople in your area through REI groups or on here.

Foreclosures and REO are an option but usually not a good enough deal.

But are there any circumstances where you'd pay full retail if the cash flow is good enough?

@Alexander FeliceGood strategy if you have the cash on handAnthony GaydenSeems like you are right in that you can't really predict when and how bad the next one will be, but you can prepare ahead of time and perhaps pick a point when the deals are just not good enough and extra cash gets put into savings or extra principal payments instead of the next investment

I think in general the accounting portion of the software could be better, but it is good enough for me.
