Our thoughts on Realtors:80% - Are no more than a taxi driver, order taker, etc:They provide marginal deals at best, won't write low offers, walk-thru ugly properties, etc. 95%+ - Have no idea how to work with investors.

Collections can be filed without a court judgment but be sure to provide everything you have for supporting documentation (rental application, lease agreement, copy of driver's license, tenant ledger, police reports, pictures, etc.)

Now I know this guy has been bombarded by agents and wholesalers. 1st the "agent" that was trying to "help" him had his cash buyer make an offer, they offered 235k now the guy countered them at $275k hoping they would meet in the middle well the agents buyer got mad and since they knew he was in a corner they came back at $216k just out of spite. #2 this guy got contacted all the time on Facebook by "wholesalers" that said they could get him $5k and he could just walk away.
