Looking into this option currently.Option 2: cash out refiCash out equity and change the loan to a 30 year mortgage, which would decrease the mortgage significantly and increase cash flow each month.I don't know the Canadian tax issues with the cash out refi.

In Canada, you pay a percentage based on how long it was a rental (you lived in it for 3 years, rented it for 3 years, you pay 50% and when you calculate years it is based on calendar years, so Nov 2018-Feb 2020 counts as 3 years according to Canadian tax people).Normally prices are lower in the winter, but with covid things don't seem to follow regular patterns.
