That being said I think a STR needs to have some amenities that stand out compared to other comparable properties (ex. heated pool, hot tub, on a golf course, walking distance to shops/entertainment) We have an electric heat pump on our pool and don't charge extra for heating during the winter which I think helps with our bookings.

I've preferred the Schlage locks in the past because they do not try to power the deadbolt - they simply unlock and the user turns the deadbolt - which leads to longer battery life and less chance of malfunction due to alignment changes in the door (a common attribute of winter with older buildings up here).

I don't know any successful investors who have attributed any part of their success to RD, other than perhaps motivation to get started.And from what I've heard from those who have attended RD training seminars, it's basically just motivational fluff with a high price tag.
