I already own the land, the lot is zoned for a 2 family, the soft costs will be around $7K, construction costs will be roughly $300K and the ARV will be $425K.

In California, multifamily is pretty soft right now, and most deals aren't penciling due to the capital markets, etc.

There is a nominal yearly fee for this group (I believe it's 55 dollars), which is used to cover soft drinks, a sandwich tray, and renting of meeting space.

When mine was pumped they found tampons, condoms, paper towels among many other things. 

I don't worry about smallitems missing, like utensils or even towels.
