Sadly, I've seen this happen where a company spends time and money to get a judgement, then files a garnishment on their paycheck, and the person just files bankruptcy. 

On top of that, I have been pushing some travel all this time, and I can no longer do it for personal reasons, so on the 14 of August, I'm not even in the country.

I don't think you're going to change the person's mind by being aggressive.Yes, money is important...but it's not the only thing. 

For repairs I cap it at my annual average over the life of the property.

From personal experience- electric can be very easy, because if wired properly, all circuits should be separate already and connect to one breaker box.

I’m the personal representative on the estate, seems to be causing me trouble getting adscr on it.

@Cody L.I agree with the sentiment personally but I have made some serious funds(to me anyway) with clients where this functionality was needed because of some stodgy entity involved (bank, govt office etc) whose policy would only allow them to receive or send information in person, by snail mail, or by fax.
