@Shaun Reilly Have you done any deals in Greenfield or Orange? 

We want to settle somewhere in Orange County, probably Newport Beach, but can't afford it right now.

I am looking to relocate to the LA/Orange county area and would like to join a team or individuals flipping /investing in the area.

Can anyone recommend a site or a place in Southern California (Orange County or Los Angeles) that I can take a look?

I went to some of the local places that rehabbers use, but really didn't like the colors (yucky orange "stain") nor the quality.  

1 single, 2 - 3 family in Irvington, east orange, and orange NJ. 

I know the marketing time is a little longer than Los Angeles or Orange counties, but there are deals to be had out there for sure.

A nice orange peal texture is a good look.

Orange County CA is one of the most affluent in the country, and unemployment here is around 7%, with high median incomes, great educational system and every conceivable entertainment available, making it popular for investors, etc.
