One of the wholesaler's in my area has a strategy of getting cell phone numbers and she will mass text potential buyers with a small ad with basic details (Asking Price, rehab cost, and possible rental income) and ask those buyers to contact her for a more detailed listing.  

The reason you blanket the area with flyers is so it doesn't seem unethical to target only the listed homes - it just looks like you did a mass marketing piece and the listings just happened to get theirs too.

Once you get the masses thinking this way we are on our way to a socialist society.

Recover doesnt have to mean on its way back up again.Now that all those bad mortgages arent being handed out to the masses, i dont see why there would be a huge jump in the market.  

We have  thousands of cities and towns spanning a land mass significantly greater than US.

It is nigh on impossible to convert a money-losing farm to a money-making wedding venue in Mass, VT, or NH.
