There is too much room for incentives to pad the bill. 

On a yellow pad, they both provided their own info as well as their parents' names phone numbers and email addresses; the parents will be co-signers, guarantors.  

I have been able to pay $3/sf with installation with padding for these apt darker carpet. 

Only thing that kills it is cat piss.If the house is on a concrete pad then I'm more likely to go for a tile floor.Never ever carpet, in by the foot, out by the pound.

On one of the biggerpockets podcasts recently, I think Josh mentioned a good book on tenant management is 'If you give a mouse a cookie' which I thought was hilarious but it's also true.

Since we declined to renovate the basement the tenants now want to put down a roll of carpet for some padding and maybe hang some nice fabric on the walls to cover the insulation and wood studs so that they can create a little play area for play dates at their own expense.What do you guys think?  

High Quality knee pads are a mans best friend for this. lol.Good job though. looks great.
