And I know your post said building so it implied commercial real estate but then your post mentioned the number of people joining BP which is more residential in nature so I wasn't sure.Anyway, I don't believe there is a direct correlation between rates and values either.

That makes it sound like someone actually put it on the MLS (the actual MLS, not the fake MLS websites like zillow etc)... implying a real estate agent was involved.

Just because you don't have a lease does not mean you have the right to kick them out whenever you want- quite the contrary- there is likely an implied right for them to live there and you have no lease violations to back up your case.

Also check your state laws pertaining to tenancy because if you have allowed him to be there for the time you have there may be an implied tenancy according to your state laws.

Basically what my realtor was told by the seller's agent was that they're firm on the price that was offered(my offer was implied to be the strongest) and if I put a contingency, we think that it may weaken the offer if they are worried about a low appraisal.

If pools of non-performing loans are trading for 70% of RE value, a good 15% above what a street level investor would pay and cash flowing loans half the yield, they would be implying that the institutional investor is going to take a loss after just buying them.
