The wife husband owned it for 40 years and its free and clear, so she is sitting on it and the ball is in her court not ours but I WONT GIVE UP!

In the end, it seemed like a lose-lose... we left the ball in her court to see if she was going to pursue the cost for "damages" and put us into collections.. but the lawyer suspected she was bluffing just to keep our entire deposit, which she was.

So PITI would be around $500 per month.I would be cash flowing around $400 per month plus if they exercise their option to buy after 2 years, the sales price would be around 90K after taking off their option consideration (3% = $2850) and the monthly credits (24 months@ $100 per month = $2,400).

As for the nice fixed 30y loans that Bryan mentions, you can still get them in your name, close in your name, move the property into a land trust (or generic grantor trust in states like Nevada), and then assign the beneficial interest of the property to the LLC.Having the property sit in the trust as far as the recorder is concerned ensures that the bank won't exercise the due on sale clause.Jean

So far i have sent out a little over 600 yellow letters (mainly to absentee) and haven't gotten the responce rate i was hoping for :/  ( also doing a couple bandit signs, And soon going to start posting ads on craigslits or other real estate sites ) But i know once i get a deal it'll be a snow ball effect.
