Don't give them a dime until they have completely vacated and signed a contract giving up their rights to the apartment.

If the seller does, good the clock is ticking on their dime.  

I operate a business and expect consistent on time payments not nickel and dime incomes supplements through late fees.

If they did not forward their mail, collect the letter at your property, do not open it, and file it away.I agree with the other posters that you have seen the last dime out of these tenants.

Eventually you'll run into someone who will work with you on a level that leaves you looking at them like a partner of your business rather than just another necessary expense who is trying to take you for every dime they can.

ON the note I put the tenant has no further claims against the landlord as of XXX date. good luck,, I wouldn't give them a dime unless they were totally out. 

Tenants see that they can call you and you answer at the drop of a dime, they start trying to walk all over you with demands.

Even assuming you were able to file against the wife, and take it all the way to a judgment - unless she wins the lottery or finds a well-paying job (unlikely), you won't see a dime of repayment from her.

Why have you not filed to take her to small claims court for every dime and more that she owes you.
