It'll vary from lender to lender but dealing with $10M+ you might be looking at a 1.2 DSCR rather than a 1.25 or 1.3 so long as the assets are stable. 1031 exchanges do allow you to finance a portion of your purchase.If your biggest concern is based on the equity position you have, you should look much more thoroughly in the demographic trends of the area.

In market areas with excellent outlook (i.e. good demographics, high income, growing economy) investors will bid up properties (i.e. offering more) because they expect rents will increase therefore NOI will increase.
