Here is the information I look for when presented with a wholesale deal: - Type of closing (assignment, double close, etc) - Address - Price - Estimated ARV and Comps (I won't rely on these, but will indicate if the wholesaler has actually done his job) - Pictures & Condition (Enough information that I know if it's a $15K rehab or a $150K rehab)- Basic Info (Year Built, # Beds/Baths, Square Footage, etc) - Info about access to the property (or how to get it)

An assumption is typically something done during a death or divorce, but may also work in your case as long as you can provide proof that one of you is able to sustain the payment on your own.

To me I would think there could be extreme value in a property, that due to its current engineering allows for less than the 2% rule, but with careful and thoughtful reengineering (adding a half bath, closing off a big room to make 2 rooms instead…etc,) you could accomplish that the 2% rule with the added boost in rental income that not everybody would be able to vision.That being said let me pose the question that I hope will initiate some discussion.Has there been a time where you bought a less than attractive investment property and were able to change the dynamics of the floor plan with regards to beds/baths in a way that allowed for a substantial increase in rents?

Opinion 1Opinion 2 (seems to be the same survey)A straight forumla:90k ARV X 70% = 63k63k - Repairs(7.5k) = 55.5k55.5k - Real Estate Fee (6% on 90k sale price) = 50.1k50.1k is your highest price by my calculations.This is a good price because even if your repairs double to 15k, you aren't going to lose your shirt.I don't know where your place is, but I see a TON of places available in KC, MS.MLS listings with at least 3 beds, 1.5 baths 65k-100k:Kansas City PlacesStart with the address and fan out from there.
