I would make it unpleasant for someone that overstayed their welcome.I have been doing this for about 10 years and have never had any cause for concern about someone not leaving when they were supposed to.I have a fishing team staying at the house that are in a tournament.

It is credit that's available to you so I'm sure in some ways it will work against you as any other line of credit however as of right now it is causing me no issues.

I realize since seller financing terms a shorter which causes the monthly payment would be higher but I do have to ask, is that the norm that real estate investors go through with seller financing is to cash flow negative each month?

Another issue with providing utilities that people don't usually think about, is that a running toilet causes a huge water bill. 

If nothing similar has sold in your market since May, that alone should be cause for concern!

-Would this cause any problems with insurance?
