I would really like to add a deck or patio in the back.

If you do have tile, you can quickly dig out grout with a carbide blade in an oscillating tool and do a secondary application of a premixed grout like FusionPro or SimpleGrout from Custom Building Products (Home Depot product).

My house has a few important & unique advantages that boost rent value & reduce likelihood of vacancy - amazing layout that rivals many new-construction apartments, huge back deck and fenced-in landscaped yard, driveway that can fit 2 cars, high-end boilers that keep energy bills low, massive combined 2nd+3rd fl unit with 3bed/2ba, high-end fixtures, beautiful common spaces, ample secure storage, blah blah blah.

Ok, I'm building an outdoor deck and have the first beam installed.

He said that he has a friend who builds wooden decks professionally.

I did an entire 1,000 sq foot condo in only 2 days with just me and a utility knive (and a lot of blades).  

It's eggplant through and throughout and has a tape deck.

[note - I'm brushing up on Section 8 requirments which may force my hand](2) Deck - There is a deck present but its a hazard so I have to demo (its beyond repair). 

The house needs some work such as replacement windows, rotted siding, unsupported deck, and several other issues (and probably more as we get into it).
