If you are talking about an investment property and using private funds such as HM for a rehab, reserves often will have to be in cash unless you negotiated some other note servicing arrangement to cover the rehab or construction period.

In this scenario, we had to manage the float pretty tightly, as the bank would not release funds until stages were complete, thus no money upfront, however, in most cases we were able to use invoices for materials, etc that were on a short credit window to make it happen.

Ask her to schedule a final walk of the unit on or before (the departure date) with you so that you can arrange for any return of security deposit provided the unit is in satisfactory condition and all contents/trash are removed from the premises.

@James Wise This is a great post and appreciate the time and data you used putting it together.I am an Investor-Agent in the Houston, Texas market and 90% of my clients are investors of all stages like House Hackers, First, Second to 5th Properties, Flippers and Buy & Hold Investors. 70% of those 90% are Out of State Investors (OOS).
