I usually try to keep all administrative files like logos/graphics, lease templates, corporate info, in one folder, then break each property into it's own folder, with a copy of the current and past leases, appraisal and purchase info, any warranty/spec info for equipment, appliances, paint codes, etc. 

They are a custodian (vs administrator) and comfortable with checkbook LLCs

That information is not too hard to obtain from the agency that administrates the program. 

Although it will give you more asset protection if you set up a separate entity, it is more paperwork and administration intensive.

I would like to assist a property manager in some way like as a Lease Administrator.  

If you fail to make the required filings (typically, a "no taxes due" and information filing), the state will administratively close your entity.

I have a few rentals in Northumberland County.There is PA landlord/tenant law and of course your local administrations to consider, like the City of Sunbury and Northumberland county officials. 

I think we are going to change models this year and build the filter costs into rent and just do it ourselves as an administrative expense.

I've had this happen several times on section8 rentals and have always called the administrator and worked to get the tenant back in good standing (one lady hadn't made her annual renewal appt so I arranged for her to be driven in) .
