.#1 In my experience, the worst offenders in terms of violating property rules i.e. loitering, smoking, littering, loud music and other types of behavior that show a general disrespect for the property are the ones who are NOT on the lease.

Would it be advisable to put a walk-thru video on YouTube for prospective applicants to view? 

I believe I came across a video on YouTube from Graham Stephan where he talks about executing the BRRRR strategy with traditional financing on the front end. 

Don't get me wrong I plan on learning what I can and can't rehab myself with youtube but the issue is time.
