I'd really avoid the primary markets that you mention as you're really too late unless you network and find a stellar off-market deal.

The extra lot space that I have sits on a abandoned rail corridor that is in the process of being converted to a bike/walking trail and connected to a network of almost 40 miles of trails which is bringing people to the city from all over. 

Glad to hear there's a growing network of RE investors from HI. 

I dont know to much about out of state investing but I will try and learn a bit from researching and hopefully networking out to people who starting out investing out of state and has done very well.

Takes lots of time, practice and networking to find great subs, learn your cost, and figure out ARVs.

Also, look for a local REI group so that you can network with.
