There are over 50 bath towels, hand towels and over 100 washcloths.That way if they place is a real mess on a back to back, they can wash what they can (the towels first) then toss the rest in the hampers in the garage.

I buy quilt sets instead of comforters because they are easier to wash and can be switched out if someone spills something. 

If wood sound I would wash it all down really good in an urine nutrilizer of some sorts then let dry for a few days. 

If you want to live with them then all repairs should be formally submitted by them,no calls, notice of entry given by you x hours before as legally required in your area except in emergencies like washing machine leak.

as you suggest.. and NACA try's to educate folks. but most wash out..  

Also, wash throughly with TSP prior to painting to get all those years of grease off. 

If you are paying for water and sewer, this is another expense you have to take into consideration when renting with a washing machine.

BUT the outside hose bib is on the full pressure , It makes washing cars fun , and my irrigation system uses commercial heads that throw 60 feet .

After seeing thousands of fraudulent chargebacks be favored with the buyer, I think the whole thing just left a bad taste in my mouth with CC's..........I can also get into the stories of thieves literally fishing rent drop boxes , washing money orders all while getting caught on camera but will save that for another day........
