If you invest in hotel good luck with that.If you want to save in better DST, find good track-record sponsor in Multifamily or invest in MHP/SS/industrial asset class, that's what I can tell.For me rather than buying unknown DST , just buy STR in Hawaii as replacement, it's much more conservative and better in high reward/risk.

The only thing that makes sense is comparing the known values, not the unknown. 

The unknown of having new tenants move if these people leave after their lease is up will cost more than the $200.. 

Last thing I'll say about our tangent, for every quack device you point to from 80 years ago, I can point to fake lists at the VA that cost the health of an unknown number of veterans. 

I also did not include cash flow because without an identified property, the cash flow is unknown (in San Diego SFR purchased at retail have negative initial cash flow but I do not know this to be the case for Temecula).My perspective is that if the market declines you could get a better value, but the risk of getting priced out of the market is too high a risk. 

If I rent it out they are going to have at least 6 months to a year of rent upfront(just way I see it moving forward, with all these unknowns.)

This very rough estimate doesn't account for the unknown of any of the additional hoops you may need to jump through due to having to comply with the streamside designation requirements. 

I'm against taking a good thing and messing it up with an unknown.
