I have a tired landlord lead selling a 12 space MHP. 

He has missed appointments now because "his tire blew out, he needed brakes, it was raining, he fell asleep, he forgot, he had a bad day, he was backed up...the list goes on and on.

Lastly, maybe it's been on market long time, they are tired of offers that fall through, you have high down payment, high earnest money, this doesn't cost you anything more but shows you're serious and more able to close.

I'm currently looking for local investors who could potentially mentor me, I'm very driven and tired of the 9-5 life by itself.

I speak Spanish and English (I believe this is an advantage)I would love to invest (especially flip/rehab) here in Southern California, but I am getting tired of people telling me that is IMPOSSIBLE to start investing here, IMPOSSIBLE to cash flow positive, IMPOSSIBLE to rehab if I dont have at least 1,000,000 cash in my pocket.I even attended yesterdays Webinar "How to find Incredible deals" and discussed it with an experienced Flipper this morning.

My main motivation is being tired of working a status-quo job and not being ready for retirement.

The road is gets tiring and and am starting my exit strategy.
