no problem its not real complicated you just don't know what you don't know until you experience it.you want your experience or knowledge to equal or exceed your buyer so you can best position yourself. for not in the business land owners selling to developers.for me the short to do list is1. first and foremost talk with your CPA and make sure they understand what your doing.. don't want to box yourself into a tax situation you don't care for.2. tight contract.. remember builder/developers by and large are sophisticated buyers.. so need to level the playing field.. this is not some wholesaler trying to snake a property.3. once figure out have a good RE attorney draft the contract don't use standard board of realtor or MLS forms.. it should be a custom contract in my mind..

Procedure should be simple as highlighted.Just remember, it was on a Li’s Pendens list so the possibility of it going straight to bank owned without it going through... really an on-market preforeclosure, foreclosure or auction stage is slim to none at best.

I've got a vacation planned for the second-half of March and would ideally like to have at least one contract in play by the end of April.I guess that's all I have for this post - I've been putting off writing it for a few weeks and finally decided that I needed to get this done so you guys can hold me accountable to meeting this goal.I live in Parker and work in Greenwood Village (DTC area) if anyone wants to get together!

Remember, if you informally make it an inlaw (no permits) and you get a notice of violation (example, a neighbor or disgruntled tenant can easily turn you in) then you are really screwed: the city will force you to legalize that unit, and you won’t be able to just ditch it, or merge it into the main house (some political issue of reducing housing units.)
