Builders like buying at this phase because the red tape is out of the way, and they can save a couple bucks by hiring the infrastructure contractors directly.

Would you prefer to manage the property yourself, or hire a management company?

This time I hired a marketing agent to handle some of the specifics because we were at the very tail end of my orders (boxes packed) when the hurricane hit. 2 days later my marketing agent said she was taking the listing off the market for two weeks and would re-list at a higher price point to focus potential tenants.

We just completed one year of our brokerage and hired 5 agents which was my goal.

If we don't hire a property management company to manage our 3 door rental, but then we need to evict someone, are there property management companies that will just do this portion for a fee? 

@Daniel N Pringle sounds like you should hire a great PM and let them manage it.

OTOH, there are a few professional clients that hire contractors with the intention of getting one over on you.

I also think it may be time to hire a full-time property manager. 

Now, hiring a certified basement tech will give me a 100% transferrable lifetime warranty which I know would be a HUGE selling point for potential buyers.

We soon realized that hiring a property manager was well worth the money.
