As I take tongue out of check, I offer this as a learning lesson for anyone trying to break into the mailing list game or automate their existing manual mailing lists. 

Also dont get over your ski tips.. your taking a junior position and as such you should make VERY Big interest like 20% or higher. or part of the profit.. because in essance your person is doing the deal with no skin in the game cash wise.. what happens in a water landing.. and the first goes into foreclosure can you stroke and check and pay the first off. 

Short answer - everyone is doing it wrong and it's all fun and games until someone gets hurt or on fire. 

LARGE den with bay window can be a game room, man cave, study or family room!

I do not need hand holding or anything like that, I just think it is important to have someone who has been in the real estate "game" on your side.

This is going to be the biggest game of "Not it!"

At the end, I was earning six figures working in the game I always loved but I had become so burned out to get there that I ultimately resented it and quit.I'm not trying to be pessimistic. 

If you buy a $70K turnkey and rent it out, great, you have an asset and you are in the game and you are doing.

I will hopefully be tapping into Avery's resources and experience in this STR market, but I'd love to hear any advice that I may not be thinking of for a newbie in this game. 

This is not just a semantics game.
