Could be either depending on the local market and demographics.  

What is the general demographic of your city, is this a small niche at 500-600K, or is there a large pool of potential buyers? 

I'm curious as to what targeting demographic options you used, and how successful was your campaign?

That's a fact of life in the low income demographic.

Carlos-The notes I took are all pretty much pertaining to my individual goals, area, demographic study, etc.

IE the big cities of the mid west and east. there is no comparison in socio demographics'  amount of HUD  amount of Ghetto 's etc.

I thought at first I would work with smaller clients, smaller budgets but that only made me realize that my whole book of business would become a demographic I didn't plan on working with. 

I've had another landlord friend tell me to go with vinyl, since hardwood can get water and other damage, and we may have tenants with young children (just based on the demographics of the area).

@Eric van Dalen Look for markets that not only have good cash flow, but also strong economic and demographic such as population and job growth.
