We plan on making three different Air BNB units, but it is currently set up for two.

I use google spread sheets to keep a rent roll and stuff like that but I see a lot of websites out there like cozy, stessa or landlord studio. 

She should be helping you to evaluate the property and neighborhood, understand whether rents are where they should be, run comps on the property, negotiate price and terms with the seller, coordinate the contracts (including terms and contingencies), ensure you're having the right inspections done (property, lead paint, radon in air and water, etc) and serve as a buffer between the parties, especially when things get tense.Good luck!

Hello!I got quoted $450 for material, labor, and call out to put in a float switch and tray. Does that sound about right? Is this something that can be an easy DIY?

Have some storage units going in adjacent to a few single family homes I own near GV and the air force base, numbers are killer. 

Just to give a little more info, I've listed on CL/Cozy/Apartments.com/Zillow so it should be listed in at least 6 different sites.

It hasnt been occupied in 25 years, has a damaged foundation, needs a new roof, needs electrical updated along with the central air units and furnace.
