I bought that property last year and haven't seen another one come on the market that comes even close to that deal in the 365 days since.Some of the turnkey providers I've been researching have some properties which appear to cash flow up to about $150/door, depending on location, down payment, etc.

The MLS method is talking about works great, Direct Mailers have brought me some great success, you can also go to the court house steps auctions and hand out your business cards to the guys there and let them know what you are looking for and if their investor buys one of the fixer uppers by accident because they are typically site unseen that you are more than happy to take it off there hands, this works well and is another way to out source.

All in the mean time I've been spending a lot of my time going through probate cases at the court house and really trying to build a solid list of properties to mail to.I'm determined to get this right and I'm not complaining about all the work I've put in.

I won't know the repairs until getting in today, but it appears in reasonable shape, probably no more than $15K.It's mapped into FEMA's high-risk flood zone.

I doubt it is possible as the houses that appear to be a good deal are gone as soon as they are listed so it seems they are starting to raise prices.Thanks,
