My theory is that 2 bedroom units are too much for an individual or a couple, while being too small for most families. 3 bedroom homes should perform well in most markets as they appeal to the typical American family size. 

NOT happening, Will need at least 35- 40k for each props with reno, Well I guess possible but will take years and its no likely Not easy to get started the first couple iteration but most things are more difficult at the very beginning.

You have 3 people and 3 cars, then you get a GFs or BFs so I have a car limit for the property to insure that you don't get some guy with 2 or 3 cars plus a couple significant others and you have a parking lot.

My friend said even if this person could be struggling and be late a couple of times a year or may not make 1 month rent once a year, since she is a long term tenant per her past and paid her rent without fail every month, and is motivated to make the new rental situation work for her financially, long term, if she stays 5 years, although occasionally could struggle a bit, I still will do better than most other tenant choices (frequent turn over, etc.)My rent is still covered by my past tenant at the moment even though the property is vacant as the Lease has stipulations for that the past tenant has honored faithfully.

Just look within a couple miles of your place for a similar property with the same amenities.This gives you actual real-world serious numbers. not some algorithm guessing randomly.

We love it there, try to visit a couple times a year.

Also, i have found a couple companies that will do all the work i need in house so i dont have to contact three differnt compaines/ individials to get it all done it just one comapny im dealing with. 

You have to use cash to buy at Foreclosure Auctions, but maybe you could get a couple of investors to come in with you, if you think it's going to be a good deal.

That coupled with covid prices increases and me being unable to work as much due to a broken wrist made this our most expensive and least profitable flip yet.
